For Florida vacation rental & airbnb hosts
Strangers sleeping in your asset, in the most-visited state in America.
A guest injury, a pool incident, a party that damages the neighbor's property - short-term rental claims reach for the deepest pocket they can find. An LLC decides whether that's the property or everything you own.

Why vacation rental & airbnb hosts in Florida use an LLC
Guest injuries
Florida STR guests are on vacation: pools, balconies, scooters, sunburned judgment. Premises claims are the most common STR lawsuit, and they name the owner.
Platform and lender fine print
Hosting through an LLC keeps listings, payouts, insurance, and 1099-Ks in one clean entity - and lenders increasingly expect it on investor properties.
One bad booking shouldn't reach your home
Holding the rental in its own LLC walls it off from your personal assets - and from your other properties if you hold each separately.
What your vacation rental business needs alongside the LLC
- The property deeded to (or leased by) the LLC
- STR-specific insurance - homeowner's policies exclude paid guests
- Local registration where your city/county requires it

Questions vacation rental & airbnb hosts ask us
Does Florida require a license for short-term rentals?
Whole-unit rentals offered more than three times a year for under 30 days generally need a DBPR vacation-rental license, plus county tourist-tax registration. Rules vary by city - check your local ordinance before listing.
Should each property have its own LLC?
One LLC is dramatically better than none. Multi-property hosts often use one per property so a claim on one can't reach the others - at $164.99 each, isolation is cheap.
Can my LLC own a property with a mortgage on it?
Transferring a financed property can trigger due-on-sale review - talk to your lender first. Many hosts form the LLC now and deed the property in at refinance.
